Ballinger partnered with Universal Atlantic Systems, a national provider of security systems, to design a new corporate headquarters in Paoli, Pennsylvania. Having outgrown their existing space, the company was looking to move into a new space that provided them with flexibility and future growth opportunities.
A two-story mixed use building, consisting of approximately 53,500 SF of warehouse and office space, the new facility was a blank slate allowing UAS to envision a brighter, more modern and open workspace for their staff members. A UL-certified central station was a predominant feature of the facility, equipped with robust technology that supports the 24/7 monitoring operation. Integrated into the overall planning strategy, the central station is a main focal point of the workspace, with the remainder of the organization’s support functions wrapping around this hub of activity.
The workspaces are supported by meeting pods and other collaborative work environments scattered throughout the space. A double height Commons area with an interconnecting stair was created to foster team based work in a more informal setting. Bright punches of color and feature lighting identify pathways and collaborative nodes, while workspaces are neutral with abundant natural light and views to the surrounding wooded area. UAS decided to install fully refurbished furniture systems to allow for their budget to stretch further into areas that they felt better supported their work process, including the construction of the double height Commons space and stair.
In addition to the interior fit-out of the building, Ballinger evaluated the existing building utilities and helped develop a cost effective strategy to re-finish the elevator, toilet rooms, stairs, reception desk, and building envelope.
